

AC CHECKING AND MAINTENANCE
OBJECTIVE
The Air conditioner system must be checked and maintained regularly as it is one of the most important systems in the hotel.
Basing on the defects list from HSK department and the request from Reception, Shift Leader should assign ENG staffs to fix the Air conditioner immediately when receiving the information.
POLICY
To ensure the AC system always in good condition and operate smoothly.
Follow up and adhere the maintenance periodic schedule, as well as treat the issue related to the AC system immediately when detected or required.
PROCEDURE
1. Periodic maintenance:
- For easily to control and follow up the schedule, ENG staff should make a check list of all locations and rooms.
- The schedule of preventive maintenance the ACs is every 3 months and when required by Chief Engineer basing on the occupancy.
2. For the Reception request:
- When receiving the information from Reception regard to the AC in guest room not working or does not reach the setting temperature. Shift leader should give the high priority for this request.
- Contact Reception to get the approval from guest to access their room to fix the AC immediately.
- When get into the guest room, knocking the door three times in polite way, greeting guest then asking for come in to solve problem.
- Preparing the working area, turning off or disconnect the power supply before start the work.
- When solving the problem, you have to carefully check the working condition of equipment, make sure all connection, valve are proper and tight.
- Make sure the working area clearly and set up everything like usual and you have to say goodbye and wishes to the guest before leaving. Always smile and close the door softly.
For the HSK requests:
When Shift leader receives the work order from HSK, shift leader must base on the important level of the room to assign ENG staff come to check and fix it. Must give high priority for guest room and arrival room, room for standby can give lower priority and will provide action when all defects are done.
3. Special note:
- Every fault with the Air conditioner in guest room must to be fixed as soon as possible after received request from HSK or Reception, especially in dry season.
- The periodic maintenance schedule can be changed base on the frequency of occupancy of the room. Shift leader or HOD should check on the hotel system and assign ENG staff to check and maintenance the AC to keep all of them in good condition and working properly.

The standard is applied to all engineering staffs and Chief Engineering.
